Preformed 2 of 2 Maintenance inspections included with Basic Maintenance Plan. Advised customer of upcoming expiration date Dec 21. Customer stated he would call and renew around then. Checked through both systems entirely. Including temperatures, pressures, amp draws, super heat and sub cool. Both systems are operating within factory specifications. Cleaned both drain pans entirely as well as condensate pumps. Both systems are cooling and draining properly at this time.

Found dirty filters in the returns. Removed and informed the customer those are no longer needed. Both system have whole home filters at the air handler. Those filters need to be changed every 6-12 months. Also found the air flow settings needed to be adjusted and set up for the home having high ceilings. Found two bedroom vents that condensation was occurring on has little brackets pushing up the vent box. Removed and replaced screws for a tight fit. Found system cooling well and producing a 18 degree split which is normal. Recommended to customer to sign up for our maintenance plans.

Found failed variable speed blower motor/module along with a very dirty air handler. Customer also stated there has been a known leak. Due to this failure and condition of the unit I do not recommend a repairing. I gave the customer several options for replacement. Customer purchased 2 ton Daikin Fit with filter cabinet and air purifier. Install date set for 9/21/23 as long as permit can be in hand.

Found blower motor not operating due to faulty circuit board. Board has low voltage provided for fan operation and is not sending signal to motor. Bypassed low speed side of board for temporary cooling.

On arrival unit 705 not running. Upon further investigation. Found control voltage wire at condenser to be bare and not insulated. Replaced with new thermostat wire. Also found capacitor to be bad. Replaced with new. Checked thermostat. Found thermostat to be wired wrong. Rewired low-voltage to air handler and moved blue wire on thermostat. Unit 705 operating to manufacture specifications at this time. Performed check up on both systems. Checked refrigerant pressures and temperatures across the systems. Check voltage an amp draws across the systems. Clinton flush drain lines with shop vac and water. System is operating to manufacturer specifications at this time.

I’m on arrival customers neighbor said that the unit was back operational after a breaker reset and said they did that she just wanted the maintenance done. System is working well after service let it run for about 15 to 20 minutes while I filled out my service report the drain line is kind of screwy and that it runs out the front of the garage and then to a clean out t and underneath the pavers.System is cooling and draining after service we cleaned all the units internal pan evaporator coils condenser coils system working as designed and in great condition also noted some upgrades thank you very much Vince

Found blower motor to have failed causing system to ice at evaporator coil. Recommend replacement due to cost of non warranty blower motor replacement and age / condition of system. Homeowner elected to replace system with carrier 15.2 seer2 heat pump single speed. Scheduled replacement on Monday September 11th and collected down payment today.

Found blower running constantly with no control voltage being applied. Found that blower motor/module needed to be replaced. System is under warranty but I informed the customer do not work with this brand. I wrote an estimate for replacing the blower motor with an aftermarket motor. He elected to do so. Replaced motor and tested operation. System cooling well at this time.

Found water in float switch and lots of slime in line. Cleaned condensate and now water is flowing free and clear. No charge for drain cleaning due to customer having drain guard. Condenser on roof that needs key to access. System is running and cooling at this time.

Upon arrival cleared out drain trap all of the three-quarter inch line there is a half-inch line that’s tapped into the sleeve of the common line I cannot get in if problem problem persists customer will have to call association I cannot tap into common drain line
