On arrival found compressor not running. Change failed 35 x 5 capacitor. Checked system operation. System operating to manufacture specifications. Talked with customer about system replacement, customer wants to proceed. Please call on Monday.

Preparation to replace warranty compressor removing holding charge. Found holding charge dropped off dramatically within minute indicating low Freon charge within system completed leak test found line set in chase under house leaking 7/8, 3/8 straight cool 50 feet will need to be replaced if problems removing line set because of routing From previous oaks in area may require external installation at high cost 9/28/23 removed old line set and under sized drain line. Installed new refrigerant line set, thermostat wire, & copper line for new condensate pump. Removed failed compressor and installed new compressor under part warranty. Installed new liquid line drier and suction drier. Pressure tested and evacuated system. Added 9lbs of refrigerant to achieve proper subcool. System is producing a 18 degree temperature split and is running within design specifications. Customer purchased maintenance premium plus plan and should have first check up in 5-6 months.

Found system off on float switch, drain line was cleaned and flushed on June 21st, called Zion and he said customer was able to use one of her 2 maintenance visits. Collected $75 for Diagnostic. Checked through entire system. No further issues. System is currently draining and cooling properly. Quoted customer for condensate pump, should be added ASAP to prevent future drain clogs (PVC runs through 10+ feet of concrete slab from the 2nd floor of Town House)

Unit ran Friday for about four hours then cut out I believe to be on the float switch customer left for the weekend came back and the unit was cooling fine it was also cooling fine upon arrival trace amounts of water were found in the float switch made adjustments to the drain line where the float switch was attached so as it would not be so sensitive and or the air coming out of the unit would cause the float to flutter a.k.a. the bobber. Found some burnt wires on the capacitors in the outdoor unit note that the unit is 20 years old and do not recommend working on the machine nor putting that kind of money into it. Customer said due to his condition financially that he wants to try and do the repair and hope for the best against our advice. We’re Going to move forward with the repairs even though we cannot guarantee the outcome customer is aware of that and would like to try thank you very much Vince Replay starting components and system seems to be running OK at this time it is shifting from 1st to 2nd stage and both compressors are running after service refrigerant charge is OK and 19° temperature split customer can clean the condensate pump himself thank you

Found new drain line, sagging primary pan, supported new primary drain line so pan would not sag probable cause of going off on easy tea because drain was clear but didn’t note when flushed. Got big wad of white crap. Talked to customer about drainguard. Recommend drain guard customer will think about it

Found system to be in horrible condition. The transformer is burned out in the air handler and someone has cut a lot of the wiring. Someone also replace the 3 phase contactor on the roof they could not make the unit run. upon arrival the disconnect was pulled out of the disconnect box in the attic and left inside the air handler. Due to age and condition ,the refrigerant being obsolete and low charge system is recommended for replacement rather than repair. Talked w Service manager Zion regarding this matter and he will get with the property manager thank you very much .
